Don't use his bipolor condition against him!. You have tenant rules, guidelines and agreements!. Be courteous and respectful of this tenant as well as the rest of the tenants!. Be fair to everyone!. If this one person violates any rules, is late on payments, or makes a mistake then the consequences should be the same!.

If this person crosses a boundary, is violent, or offensive then treat him like anyone else!. Hold them accountable for their behavior by consequences!. The consequence needs to match the offense!.

Being bipolar is not an excuse for being offensive or hurtful!. It is also a condition that is treated!. Therefore, treat him like anyone else you know and respond in kind!. Run your business like it needs to be run!. If someone is sad, lonely, or upset that is not your problem!. Isn't this the way with all tenants!? There is a business agreement and guidelines to live and work by!. All tenants, including the landlord, must ahere to them!.

No offense to Lisa, but not everyone is rational and stays on their meds like they should, and some people are big and scary!.!.!. Some ppl get belligerent when they're manic and are very hard to deal with!.

The fact that you know this personal detail [that he's bipolar] about your tenant suggests you've already had some trouble with him!. I agree with the second poster that writing out your rules and giving them to him may help, but make sure that you approach him when he's in a good mood!. No use trying to reason with him when he's upset!.

Also when he's in a good mood (not manic), get him to give you a contact number for someone who can help when he's upset, such as the counselling service number!.

If he doesn't have a doctor or counsellor, and is not on meds, you've got a real problem!. Just avoid escalating the tension by raising your voice with him or threatening to kick him out!. If he gets really difficult, just call the police, don't make threats!.

The police are (or should be) trained in how to deal with people like this!.Www@Answer-Health@Com

It is not your job to be his therapist!. I would just deal with the behaviors and not worry about the reason!. It is his responsibility to manage his disorder!. If he is quiet, and the place is kept in good shape, well then there you go!. If he is disturbing neighbors or doesn't pay rent on time, then manage it like you would anyone else who did those things!. boy I don't envy you!
My sister who also suffers with this and more was a times very beligerant and confronting and did not like to follow guide lines!.!.!.so instead of me risking an arguement i wrote out expectants and house rules!.!.!.made them very clear and had her sign them!.!.!.!.when she would become impossible I would give her a copy of the agreement !.!.!.it helped some!.Www@Answer-Health@Com

he has bipolar as long as he takes his meds or sees his doctor you have nothing to worry about!. I have been bipolar for 17 years and have a daughter who is bipolar!. you are worrying right now for nothing but if you ever notice that he is getting way off rail with his illness contact your local hosptial and maybe the police!. most bipolars are no harm to anyone but there selves!. take care good luckWww@Answer-Health@Com
