Answers:

These "sun spots" are generally caused by a fungal infection of the topmost layer of the skin. It is called Tinea Versicolor. It is very common especially in young adults. It prevents the skin from tanning and produces patches that are lighter in color than the surrounding skin. Prescription selenium sulfide shampoo is very effective. There are prescription medications available also but they have side effects so it is best to treat this topically.
